Because we have many different activities and
interest at Little Creek, it was necessary to
establish appropriate Covenants and Guidelines to
protect the owners’ safety as well as their
investment in Little Creek. A complete set of
Covenants and Guidelines are available upon
request. Listed below is a brief summary of the
important issues affecting Little Creek:
Ø Each
Lot cannot be owned by more than two families. If
there are two families on the deed, then they become
an Owner and a guest whereby they do not obtain
additional privileges because of the dual ownership.
Ø Each
Lot is guaranteed 1 week in each of our three
facilities and any other time on a short notice when
not in use.
Ø Cabins
and houses must be at least 1200 square feet of
heated space and a maximum of 5000 square feet.
Outbuildings are limited to 1000 square feet maximum
and cannot have plumbing. Structures must blend
into the natural setting of Little Creek.
Ø The
Little Creek Architectural Committee must approve
all proposed building and Lot modifications.
Ø Little
Creek owners are not required to build. However,
once construction begins, it must be completed
within 12 months.
Ø ATV
and various motorized vehicles can only be used for
hunting or farm use. There is a designated area for
riding ATV’s, outside of hunting and farm use.
Ø There
are designated times for hunting, horseback riding,
and other activities during gun season in order to
accommodate all our Owners.
Campers or trailers are only allowed while an Owner
is present on the property and must be removed when
vacant. They cannot remain on the property for more
than 10 days at a time. |
