Sometime within the
next five years, it is anticipated that a
Conservation Easement be placed on all the common
area within Little Creek. The benefits for our
Owners are two fold. First, it further adds
protection for preservation in perpetuity and
second, provides a significant tax credit to the
Owners of record at the time the Conservation
Easement is activated. The timing of the
Conservation Easement is crucial to our Owners for
the following reasons:
Ø Strategic
properties should be acquired prior to establishing
the Conservation Easement.
Ø Property
values in the surrounding areas should meet or
exceed our valuation expectations to obtain the
maximum tax benefit.

primary goal and mission of Little Creek is to
permanently protect and preserve hundreds of acres
for future generations while maximizing the benefits
and returns to our Owners. |
